ABSTRACT: Commercial real estate has become an important part of modern business as it directly influences business operations, customer reach, and long-term growth. Selecting a suitable commercial property is one of the key decisions for any business because factors such as location, infrastructure, accessibility, connectivity, and rental cost can affect its overall performance. A well-located commercial property not only attracts more customers but also improves the company's brand image and creates better opportunities for business expansion. The main objective of this study is to understand the role of commercial real estate in business performance and to identify the factors that influence commercial property selection. The research is based on primary data collected through a structured questionnaire from respondents belonging to different occupational backgrounds, including students, business owners, employees, and self-employed individuals. The collected responses are analyzed to understand public opinion regarding commercial real estate and its impact on business success. The study is expected to show that location, infrastructure, and connectivity are among the most important factors influencing commercial property decisions. It also highlights that commercial real estate plays a significant role in increasing customer footfall, supporting business growth, strengthening brand image, and encouraging long-term investment. The findings of this research may help business owners, investors, researchers, and policymakers make better decisions related to commercial real estate and business development.
